About Van Ness Extension
Van Ness Extension runs north of Shaw Avenue along Van Ness Boulevard toward the San Joaquin River bluffs. Building started in the 1960s and continued into the early 2000s. North Van Ness is lined with large custom homes, and the north side includes gated communities such as Lake Van Ness and San Joaquin Country Club; south of Herndon the homes are more modest.
Van Ness Boulevard’s deodar cedars trace back to J.C. Forkner’s Fig Gardens plantings, which is why the older stretch is called Christmas Tree Lane. Most of the area is in ZIP 93711, about 4 miles from our Fresno location.
ZIP: 93711 · Distance: about 3.9 miles from ACRE Fresno, 911 E Lansing Way.
Big lots, many zones, big trees
A large estate lot can have a dozen or more zones, sometimes on two controllers, with lawn, shrub beds, drip and trees all on separate valves. The more zones, the more places a small problem hides. A valve that weeps, a lateral line cracked by a tree root, or a zone that quietly stopped running can go unnoticed for weeks.
Mature trees are part of what makes the area, and their roots grow toward water. Roots can lift or crack lines and push heads out of level. When we repair a line near a big tree, we reroute or protect it where we can rather than patching the same spot every year.
A zone-by-zone map of your system
On a property with many zones, the most useful thing we leave behind is a clear record: which valve runs which area, where the valves are, and what each zone needs. Our free 21-point inspection lists every problem by valve with its price. For upgrades, see valve repair and drip irrigation in Fresno.
Gated communities
Lake Van Ness and San Joaquin Country Club are gated. If you live in one, include gate instructions when you book, and check your association’s rules before changing visible landscaping. Outside the gates there is usually no HOA.
