Lakefront yards and runoff
On a lakefront lot, the lawn usually slopes toward the water. A zone that runs too long, a head that sprays past the edge, or a broken line all send water downhill, carrying fertilizer and soil toward the lake. Short repeat cycles, matched nozzles and heads set to stop at the edge keep the water in the yard.
Interior lots don’t have the slope, but many systems here date from the community’s build-out starting in 1985, so valve and wiring age is the more common issue.
Finding a hidden leak
A leak on a sloped lakefront lot can drain toward the water and never puddle where you would see it. Signs: a wet strip at the bottom of the yard, a zone with weak heads, or a water meter that moves with everything off. We check the meter, isolate the zone, and trace the line. Master association and sub-associations
Woodward Lake has a master association plus six sub-associations (Lakefront, Americana Shores, Chesapeake Circle, Club Capri, Mariners Pointe and Windham Bay), each with its own board. Common areas are theirs to maintain. Before changing front-yard landscaping or moving heads near a shared area, check with your association; the sprinkler system inside your lot is normally yours.
