Newer homes, Clovis rules
Most Harlan Ranch homes went up after 2005, so systems are newer, with PVC lines and plastic valves. The usual problems are not worn-out pipe but setup: heads that sank or tilted as the yard settled, nozzles that don’t match across a zone, and controllers still running the builder’s original program.
Clovis has one rule many controllers ignore: no irrigation during or within 48 hours after measurable rain. A rain sensor or a smart controller handles that automatically.
Tune up a newer system
On a newer system, a tune-up gets more out of what you have: raise and level sunken heads, match nozzles in each zone, fix overspray onto walks, and program the controller for Clovis days and seasons. See head replacement and smart controllers in Clovis.
What the HOA maintains
Harlan Ranch’s HOA maintains the community’s private common areas, including landscaping, streets, lighting and gates, through its management company. Public landscaping next to the community is in a City of Clovis Landscape Maintenance District. The sprinkler system on your own lot is normally yours.
