Tesoro Viejo is a 1,600-acre master-planned community in southeastern Madera County at Highway 41 and Avenue 15 (Tesoro Viejo Boulevard). Its plan allows up to 5,190 homes in nine villages, and more than 1,400 have been built. The National Association of Home Builders named it 2023 Community of the Year.

Rolling hills and new yards
Tesoro Viejo is set in rolling hills, and many yards slope. On a slope, water runs downhill before it soaks in, the low heads can drain after each cycle, and pressure is higher at the bottom of a zone than at the top. Shorter repeat cycles, check valves in low heads, and matched nozzles keep water in place.
Homes are new, so first-years settling and controller programs that were never adjusted are the other common issues.
Stop runoff on a sloped yard
